Architectural Property Alteration Application
This form must be submitted for any alteration that affects the exterior of a home in the Balintore subdivision. As stated in the community’s Declaration of Covenants, Conditions and Restrictions (Article VII, Section 1) and the Architectural Standards of Balintore, “No dwellings, buildings, parking cover, shed, structure, fence, outbuilding, addition, exterior alteration or substantial attachment, or construction or erection of any kind may be erected, placed, reconstructed or permitted to remain on any Lot unless and until approved by the Architectural Committee.” Approval is not required for new plants, shrubs or trees; however removal of trees must obtain committee approval prior to obtaining approval and permit from Pinellas County.
Sod Replacement Form
Prior to installing any new sod (other than patching), the homeowner is to specify in writing by completing this Balintore Sod Replacement Form confirming that they are in compliance with state or county requirements, ascertaining the type of sod that will be used and where it will be provided on their property (i.e. front, rear, left side, right side). The replacement of any patched sod should be the same sod type as the existing sod in place. This document is to be provided to anyone on the grounds committee and can be approved by any grounds committee member.
Balintore Leasing Information Form
Balintore’s governing documents include leasing restrictions. Contact our Property Manager, Matt Morgan by email at matthew@proactivefl.com or by phone at 727-942-4755 for detailed information regarding leasing restrictions and to determine if leasing options are currently available. If leasing is available and authorized, the attached document is required to be completed by the Property Owner and submitted to the Community Association Manager using the contact information above. The form provides Balintore with leasing details and by signing the property owner confirms they are the party responsible for any community issues, non-compliance or violation of Balintore’s governing documents by the Tenant. The Board’s responsibility for enforcement is with the Property Owner and not the Tenant. The Property Owner’s signature indicates they understand and accept their responsibility for all issues of non-compliance or violation by them or their Tenant.
Balintore Garage Sale
This form must be completed by the resident prior to conducting a GARAGE or Estate SALE within the Balintore Community. Both the resident holding the sale and the Secretary of the Association or another authorized Board Member in the Secretary’s absence must sign the approval form. In doing so, the resident understands that a maximum total of two days per year may be granted by the Board of Directors for this purpose.
Estate Sale Request Form
This form must be completed by the resident prior to conducting a GARAGE or Estate SALE within the Balintore Community. Both the resident holding the sale and the Secretary of the Association or another authorized Board Member in the Secretary’s absence must sign the approval form. In doing so, the resident understands that a maximum total of two days per year may be granted by the Board of Directors for this purpose.
Balintore Real Estate "For Sale or Rent Sign" Instructions
The "ONLY APPROVED REAL ESTATE FOR SALE OR FOR RENT SIGN" must meet the specifications on the attached pdf file. These signs may be purchased by homeowners or real estate agents from "IMPACT SIGNS" located at 35683 US Hwy 19N, Palm Harbor, FL 34684.
